BASICS

What is Woodinville Village?

Woodinville Village is a mixed use development currently in the planning stage. It will feature a vibrant mix of retail, residential and public spaces. When complete, it will be about 600,000 square feet, including more than 300 high quality residences, multiple on-site wineries, and a variety of shops and restaurants.

Where is Woodinville Village?

Woodinville Village is located at the crossroads of Highway 202 and Woodinville-Redmond Rd. along the Sammamish River in Woodinville, Wash. You can see a map here.

When will Woodinville Village open?

We are constructing Woodinville Village in phases, with the first opening in 2008. Phase I will consist of The Villas, riverfront townhomes at the edge of the Village. Future phases may include three condominium buildings, on-site wineries, a mix of restaurants and retail, and public space.

When can I visit Woodinville Village?

Can I purchase a residence now?

What type of residences will be for sale?

We will offer offering a mix of condominiums, townhomes, lofts, and live/work spaces.

What will the residences cost?

The goal is to offer a variety of floor plans at varying price levels.  Residences will be priced roughly from around $300,000 to over $1.5 Million.

What stores and restaurants will be at Woodinville Village?

We are in the retail leasing stages and can’t yet announce many of our retail tenants. However, we have announced our wineries, as well as other retail tenants. Visit news releases for more information. The goal is to have a mix of boutique and well-known retailers, a spa, wineries, and restaurants that run the gamut from casual to dressy.

When can I move in?

Construction will be complete on each building at different times. The Villas first completion dates will be summer 2008 through early 2009. The developer is actively seeking construction financing for three other condominium buildings which could start construction immediately and be complete within 16 months of the construction start date.

What are the construction hours?

The City of Woodinville cites work hours as follows:
M - F: 7:00 am - 7:00 pm
Sat: 9:00 am - 5:00 pm

Will Highway 202 remain open during construction?

Yes, it will remain open. As with all road construction, there may be delays at certain points in the construction process.

How long will road construction last?

How many jobs will Woodinville Village create?

About 1,500 people will work in the Village when it is complete. Additionally, construction on the development will create even more jobs.

Who is the developer?

MJR Development is the developer of Woodinville Village . What kind of investment does MJR Development have in the Woodinville community?

Both MJR Development partners (Mike McClure and Mike Raskin) have lived in the area for over 30 years and have fond memories of the Woodinville tourist district as they were growing up. Both attended the University of Washington, where they met Larry Calvin, founder of Northwest Development Partners, who is also heavily involved in the Woodinville Village project. All three currently live in the greater Seattle area—Mike McClure in Woodinville, Larry Calvin in Mill Creek, and Mike Raskin in Seattle. In addition, Mike McClure has two daughters attending Woodinville schools and coaches a Woodinville girl’s soccer team. His wife coaches the Woodinville High School track team.

What are comparable examples of what you’re planning to do?

Whistler Village, University Village, and Redmond Town Center represent elements of what will be included within the project, although all three of these represent much larger projects than what we are proposing in Woodinville. In addition, the City of Woodinville has identified the towns of Prosser, Wash., La Connor, Wash., Temecula, Calif., and Healdsburg, Calif. as model towns to emulate. These cities have elements of the kind of character we hope to create within the Woodinville Tourist District.

Why is Woodinville Village beneficial to the city of Woodinville?

  • It will improve traffic circulation through the second busiest intersection in the city
  • It will provide residential housing for a demographic in Woodinville that is largely underserved

How will this contribute to the Woodinville Tourist District?
  • It will move even more wineries into the tourist district, which helps to brand Woodinville and the tourist district as Woodinville Wine Country.
  • It will draw in more people from surrounding areas, thus supporting tourist district businesses.
  • It will create opportunities for specialty stores and tourist-related business in a pedestrian village setting.
  • It will create an additional tourist destination within Woodinville.
  • It will provide residents/buyers within the marketplace 24/7, 365 days per year, which will help stabilize the local retail and tourist retail businesses during the slow months.

INTEGRATION WITH COMMUNITY

How will Woodinville Village affect traffic once it’s open?

We have done a great deal of planning to not only mitigate the impact of Woodinville Village on traffic, but to actually improve it. The Washington State Department of Transportation and the City of Woodinville have provided their approval and funding for three roundabouts to be installed on the north, northeast and eastern edge of the development, which will increase traffic flow, ease congestion and improve safety. These roundabouts will also serve as the gateway entrances to Woodinville Village.

About 80 percent of the traffic through Woodinville is pass-through traffic. Woodinville Village will help improve traffic circulation and congestion by reducing the number of daily trips on the roadways. The number will be reduced a) because of the mix of residential and retail in the same project and b) by putting retail services closer to communities like Hollywood Hills and The Farm, which will reduce the number of daily trips on the roadway by residents who typically travel elsewhere for these services.

Will I still have access to the Sammamish River trail and river if I don’t live at Woodinville Village?

Of course. The trail and river are public resources (and public treasures) available to everyone. You’ll also have access to myriad public spaces within the Village itself, including an open-air plaza, a central pedestrian mall, an internal trail system that connects to the Sammamish River Trail, and landscaped spots within the Village to put your feet up.

Will this development impact my view?

Yes. You will see a pedestrian-friendly, Northwest village instead of a field. If you were looking down into the valley from above, you would see additional buildings southwest of the Hollywood Schoolhouse corner. The village will be designed to provide view corridors through the site to the Sammamish Valley and Mt. Rainier to the south and west. Other than that, the vast majority of the surrounding Sammamish River Valley is zoned agricultural, and will not (and never will) be affected.

Will parking be an issue?

To accommodate residents, business employees and visitors, 1,600 parking stalls are planned, more than half of which would be underground. Residences, hotels and offices will have private secured parking.
